Henrico County real estate, especially in areas in the western sections of Henrico County, is generally considered to be some of the most desirable in the Richmond Metro area.

Henrico County is one of the two counties that actually border the City of Richmond (the other being Chesterfield County). Henrico borders the City to the north and is bounded by the James River along its southern border. It is bisected by Interstate 64 and Interstate 295 runs along its northern border along the Hanover County line.

Western Henrico contains “The West End,” which is the traditional suburban area in the Richmond Metro. The West End, which has experienced tremendous growth almost to the point of saturation, has now been subdivided into the “Near West End” (which extends to areas as far west as Parham Road) and the “Far West End” (which extends to the Goochland County border). Short Pump is one center of growth currently in The West End.

The exclusive and beautiful River Road Corridor is home to some of the most expensive homes in the area. University Heights (the area around the picturesque University of Richmond) and Westham, along with numerous neighborhoods along River Road (Riverlake Colony, River Road Farms, Moreland Farms, Sleepy Hollow) are all sought after areas in this section of town. Foxhall, The Colonies, and Wellsley are other larger subdivisions that dominate the area considered to be the West End. Barrington, Bell Tower, and Windsor Place are other notable subdivisions that shape the area.

West Broad Street, the primary shopping corridor splits Western Henrico’s West End from its high growth cousin, Glen Allen. Home to Wyndham, Twin Hickory, The Estates at Hampshire and the many new subdivisions along Nuckols Road, Glen Allen has experienced the greatest growth of any are in Henrico in the past 20 years. The Innsbrook Office Park has gone a long way toward spurring this growth. Innsbrook’s influence on Richmond cannot be understated as it moved a tremendous amount of executive jobs from the central business district to points west and reshaped the landscape of the Metro area. Schools in this area are plentiful and are generally considered to be the best in the Metro area with some of the consistently highest test scores in both the Metro as well as the state.

Currently, as land has become scarce in the far western areas, development has moved easterly and the majority of new home development in Western Henrico exists along Staples Mill Road.

Central Henrico is a relatively narrow stretch of Henrico that connects points east to points west. Areas such as Lakeside, Chamberlayne Farms, and Bryan Parkway are part of what is considered to be central Henrico.

Eastern Henrico is currently being targeted by many developers as the next high growth area in the Richmond area. With some of the most picturesque areas along the James River, Varina’s large tracts of undeveloped land are slated for development in the very near future.

Eastern Henrico’s primary draw is proximity to both the industrial eastern areas and the airport. It is also home the Richmond International Raceway Complex, home to two NASCAR races each year.
